Where do I find Off Market listings?
The primary source for Off Market MLS listings is TAN. TAN is a database of agent posts of off market listings and posts from buyers agents of buyer wants. TAN (top agent network) is a network of top producing agents across the country. Qualified agents who join the network and are ranked in the top 10% of agents in Illinois. Why would a Seller post a listing on TAN versus the MLS which in turn posts to Zillow and Redfin?
Some Sellers want to test the market out prior to listing on the mls. Once a Seller lists on the mls, market time starts to be recorded. Another very popular reason for listing on TAN is Sellers have become increasingly frustrated with the number appointments that become NO SHOWs. Nothing is more frustrating to a Seller than when a Seller cleans their home for two hours and then the prospective buyer does not show.
With TAN, you are only dealing with top agents in the industry with whom you have a much better chance to have a creditable showing versus the prospective Buyer who is sitting at home late at night with a glass of wine clicking on homes to see on mls driven websites then forgetting they made the appointment the next morning.
Is TAN successful?
We have been very successful with TAN. We have successfully sold and have had Buyers purchase directly from TAN. If you have been looking at homes for a while on various websites, you may have seen homes come on the market for a day then go under contract. Many of these homes were seen and received contracts prior to being listed on the mls. The reason the home is being listed is for the agents to receive credit of the sale.
