What are Off-Market listings?
Off-market listings are homes for sale that are either coming on the market in the near future or the home Seller does not plan on marketing on the MLS.
Where do I find Off Market listings?
The primary source for Off-Market MLS listings is TAN and the Private MLS. If you would like access to the private mls, please click the below icon. You will have to provide your email, cell, and name. We can then provide you with access to the private-mls with thousand of listings in Chicago that are not available to the public on either Zillow or Redfin.
Click Here and begin your search for private listings and the entire on-market mls. Private listings will be labled “Private” with an orange tag. You will have to enter your email address and phone number for access. There are typically more than 2,500 “Private” homes available at any given time.
All of 312 Estates’ agents are members of TAN (Top Agent Network). As a TAN agent and active participants, We receive the early notifications and postings of new sellers and buyers from agents within the TAN network. This is the most widely used communication channel between the top 10% agents and agent teams in the Chicago land area. By knowing ones’ interests, no matter how passive they might be, We can alert you to the potential opportunities before they even hit the off-market databases. We have had great success using this tool for our buyers and sellers. TAN like the Off-Market MLS has all types of properties and price ranges.

Why would a Seller post a listing on Off-Market MLS or TAN versus the MLS which in turn posts to Zillow and Redfin?
Some Sellers want to test the market out prior to listing on the mls. Once a Seller lists on the mls, market time starts to be recorded. Another very popular reason for listing on the off-market databases is Sellers have become increasingly frustrated with the number appointments that become NO SHOWs. Nothing is more frustrating to a Seller than when a Seller cleans their home for two hours and then the prospective buyer does not show.
With TAN, you are only dealing with top agents in the industry with whom you have a much better chance to have a creditable showing versus the prospective Buyer who is sitting at home late at night with a glass of wine clicking on homes to see on mls driven websites then forgetting they made the appointment the next morning.
Is the Off-Market MLS and TAN successful?
We have been very successful with the Off-Market MLS and TAN. We have successfully sold and have had Buyers purchase directly from both databases. If you have been looking at homes for a while on various websites, you may have seen homes come on the market for a day then go under contract. Many of these homes were seen and received contracts prior to being listed on the mls. The reason the home is being listed is for the agents to receive credit of the sale.
How do I find homes on TAN?
